I used to say this eight, nine years ago that it's going to become a renter city. I think it's safe to say certain pockets of downtown Toronto specifically. And you know, property there is, it's, it's gone up a lot in price, but it's a lot cheaper than the GTA. People are spreading out. Most people, most of the growth is still going to happen in the golden horseshoe, southern Ontario. We have real estate shortages, housing shortages in our secondary markets.
