Since 2017, fund rise has delivered annualized gains of around 12%. We're up about 5.5% this year when both stocks and bonds are in double-digit negative returns. The real estate person is obsessed with the deal. It creates a lot of management challenges because I'm like, what about management? What about checking in with the team and how they're feeling? They're like, no, I just want to talk to them about deals. And so they think that all the alpha is created at the deal level, but it's not created at a deal level.
