I think that those stories are important to tell as well because industrial real estate to those looking at from the outside they might not fully understand all the nuances and just behind the scenes things that happened good and bad. The first actual deal that I did but yeah unfortunately I don't think that is ever going to come to the closing table. Well the beautiful part about this business is that sometimes things don't manifest or come to fruition for several years who knows maybe five years down the road you circle back on that. Yeah yeah I wish I started I wish this book was available for me like five years ago it's a really great comprehensive story about partnerships about commercial real estate.
