For a safe investment, you want to be in an area where cars aren't getting stolen. You may need proximity to a bus line if you have tenants that need to get to work. If you're investing in class C properties, you may have tenants who don't have reliable access to a car. The importance of this can really be dependent upon how you decide to invest. This shows the walkability of an area and whether people are able to get to amenities easily without a car.
