In my early investment career in the late 1970s I bought two factories in Dandenong Street, an industrial hub in Melbourne. They were well leased to a furniture manufacturer and got great regular rents but I had minimal capital growth. Look I've made more than my share of mistakes. And now that the markets are moving to the next phases of the property cycle strategic investors are back in the market actively purchasing properties knowing the market's going to reset this year.
