So talk about the technology side for a few minutes. I want to hear about that. And then I want to dive into a little bit more ratios, turnover, collections, what you do on rent, roll, stuff like that. So, but talk about technology. How does that impact in

this? So with Veritas, we've always had kind of technology or core, COVID really kind of, you know, turn that into high gear and really accelerate kind of the technology creation and adoption. And so things like virtual health care. We can provide our residents 24 seven access to doctors and nurse practitioners and they can issue prescriptions, save our residents a trip to the pharmacy or the doctor's office, which is saving them gas and time off of work and all these other kind of disruption. In terms of their their life and taking care of kids. Right. So that's a very good example of how technology has kind of really changed the time transform the dynamic of health access and health care to our residents. We've got a virtual tutoring program. We've got virtual fitness programs. So a lot of a lot of the things that we've done that we've actually proven concept on in kind of a high touch, you know, high personal interaction basis. We augment. We don't substitute. We augment with the technology solution that's convenient, provides better access and gives us really, really good data to the extent that it doesn't violate, you know, privacy laws or hit the laws, but it's really helpful for us to understand our impact outcomes and how we can continue to invest in the things that matter most to our residents.
