Is There a Bubble in Inventory?

In 1973 abortions legalized. Therefore, birth rates drop the next year because it takes nine months to have a pregnancy. And then you get a flattening out in birth rates finally goes up. So now where are we in 2023? That 33-year-old in 2023 was born in 1990. Look at the birth rates for 1990. Very different story. So there's more demand. There's only 626,000 homes for sale. Equity in homes today is 58%. In 2008, it was 19%. I've got one for affordability if you want to talk about affordability,. But that pretty much kind of sums up what we're experiencing today.
