What's Your Advice for Real Estate Investors?

Financials is basically your the overview health of your business. It's showing where the money is going. The two that I think are most important to learn as a rookie investor is the profit and loss statement and also the balance sheet. This does not include any debt repayment. Your net income or your profit and loss, whatever that bottom line is, is going to be different than what your actual cash flow is.
