How to Invest in a Debt Fund
I've learned this both by being somebody that people have lent money to. I've lost money, lending money to other people. And so I've learned how to do it more wisely. So what you want to do is you want to vet the person that you're lending money to and then you wants to vet the asset that the money will be put into. You don't leverage a property above 80%. We'll have the hard money lender come in with 90% of the purchase price. But as that's happening, the value of the property goes up. This works perfectly because now we were able to suck out what we have into the property. It still has 20% equity
