I think the price of operating in San Francisco is a little bit of a riddle there. It really depends on understanding how Sapporo structured the deal with anchor and where that those property assets are, right? I am dubious of the idea that the costs of operating this ballooned by orders of magnitude in a way that no one could have predicted at Sapporo.
