Why Pay Off Debt?

For years, I've said it doesn't make sense to pay off your mortgage. That was in an economic background of 3%, 4% mortgages and cash on cash returns that were significantly higher with relatively little work. You're now looking at 7, 8, 9, if you're me, 10% interest rates and way less appreciation for the near future because we're sort of in a gridlock. And I have said, I would change my opinion on paying off debt if rates were different.
