Almost all of the real estate investment activity and the real estate development activity, we are in partnership with institutional investors and individual investors. So that's going to come up. But as it rolls up to crow holdings, that is not what drives us. Do I report on our financial results? Of course I do. Do I try my best to anticipate what we may do in the next year? We have delivered for investors over time,. which is why they continue to do business with us.
