In this deal, how I don't really like to buy gyms, gyms are a hard business. It's kind of a tough business model. So I typically wouldn't invest in it except I like this operator and he wanted to do the deal. And so I just negotiated the deal enough where I was like, well, the only way I want to do this deal is if you can't leave and make this miserable for me and keep the money that you've made.
