Investing in a Self Storage Facility Is a Big Business
The downside is that everybody loves storage. There's more investor appetite for self storage, so therefore, the cap rates that it trades at are smaller. Right now, institutional players are buying at sub forcap medium size e groups. If you're buying a 20 to 30 million dollar acquisition, sub four cap on up right? I mean, we want our cash on cash yeald, in the very first year, to be north of eight percent.
