It'll be really interesting to see what happens now that i mean one the interest rate situation is very different. A lot of municipal debt was basically forgiven in the covid crisis moment and they're not going to be looking down at that forgiveness again. There's going to be a lot of shakeups for a lot of developers and we'll have interested parties in the coming years in cities. They might end up looking a lot different than what they came to look like in the past 30 40 years.
