The Impact of Rising Interest Rates on Multifamily Operators

Rising interest rates have had an impact on existing multifamily operators. How high can cap rates go before the value add model is no longer viable? I don't see this as something that is ending anything in fact I think those who again take advantage of a low cap rate will continue to do so.
