The person who's got the deepest pockets will usually get the property. But we know through professional skill in negotiating and those auction tactics that we've won properties that we shouldn't have won. I want to talk about pre-oxygen offers. Lots of clients get excited at the thought, well, I like this property. I'm going to put a pre- Oxygen offer in. There's no rule of thumb or thrill set. Water finds its own level. So be very cautious of making offers in the first and second week. You should put it in at certain times, but quite often, if the agent is doing the right thing by their vendor, the competition is what they want
