There's a super cycle going on which is that the population in the east coast and in fact in London as well follows exactly this trajectory. The populations of city centres peak around the end of the First World War and decline probably until the late 1980s or early 1990s. In that period suburbia grows enormously. There's sort of movement out of cities but also there's a sort of general sense that like cities have become incredibly run down, there's an enormous amount of substandard housing., he says.
