The Importance of a Phase Two on a Property

If there's any kind of friction going into the deal, like just the way you approach the property, the way you navigate around the property, those things start irritating me in a way. If it's really hard to get to, sometimes these buildings, you've got to know where to exit and know how to actually get there. Just little nuances like that, that if I was a tenant, would I want to live with this? And if I get that feeling, then it really lessens my interest in the property. What's your position on environmental? Do you do a basic phase one, and ideally everyone wants to see a phase one that there's no further testing recommended?"
