It was like five, six weeks ago that you were on ure on before the broadway plan passed. Can we talk a little bit about what has changed in the last six weeks? I feel like like interest rates are up about three % since then as well. And it did strike me in all the conversation we just had, that it is generational more than traditional, right? Left a lot of these issues.
