How Can We De-Risk the Model?
We really thought about was, how can we de-risk the model? And so when we really looked at it, it was we don't wanna just be in one sector like a student housing fund or a senior housing fund. So we said, let's build it around a handful of these sectors and move between them depending on market fundamentals. We chose to do it through managing many different operating partner relationships. That allowed us to lay off pre-development exposure,. recourse risk, that allowed us to, if a partner didn't do well to bring in another partner.
