Tax code allows you to deduct that all in year one, over maybe a five or instead of a five or 15 year ation schedule where you wright it off against your taxes every year or so. Every advantage you get from a tax perspective is a disadvantage to the seller and vice versa. It's this point of negotiation that's a very nuance that people don't always talk about but you can win or lose big time based on how purchase price application shakes out.
