I was always of the mindset that if I can master the capital raising, my services will always be in demand because there's such a need for this. The relationship is all repeatable. When you're dealing with a seller, chances are you're just going to buy a property from that seller once, twice. They have a lot of properties a few more times. But generally speaking, for the most part, it's probably once. However, a relationship with a passive investor under the hand, they can best with you once, twice, five times, 10 times later.
