The risk of repse warrants and warranties nowadays is on two people. If the seller knows it's not true, you can go after them for that. But usually these days, the reps and warantes don't survive. You're not going to be able to make an indemnity claim against the sellers if they made an honest mistake. Part of a lawyer's job is looking for things in contracts that business people might not think of.
