The first deal you analyze is probably not going to be the right one, even in good market conditions. In this type of market conditions, it's even more important that you look at a lot of deals and only select the cream and the crap. The MLS is just like Zillow or Red Fan or Realtor.com. Just people putting their houses up on the market. You can find cash flowing deals on the MLS right now.
