Real estate in particular, our residential and the Sun Belt have been appreciating. The reason is that rent growth in the Sun Belt especially has been keeping pace with or exceeding inflation. Now we're likely to see much stronger demand for our rental housing because people can't afford to buy. There's really strong, countercyclical dynamics with housing. That's why housing outperforms stock markets in inflationary environments.
