The Endowment Effect: How We Overvalue What We Already Have
The endowment effect indicates the current owner of an item overvalues it and therefore they'll want to sell it for a higher price than someone is willing to pay. Another aspect of endowment effect that I thought was interesting was building essentially extraneous items that maybe were of value to you or sentimental value to you into why this house should be worth something.
