Real estate, you find a property below market value, you put some money into it, make it all nice like the other ones. And all of a sudden, you're that much richer. I love it. Now that interest rates are up, I'm being a lot more conservative in my underwriting. Everything has to work as a long term rental. So obviously a good deal for me, because I look for 30% plus cash on cash returns. It it's hard to find that.
