A lot of people are getting shocked by the fact that rates went up quite a bit and a little bit. The beauty of it is though, is you can do this in every business cycle. We looked at a deal in Missouri where someone said, Hey, I'll sell our finance. You guys a hundred units. They didn't have roofs on them. Like they're falling in. But if you put a roof on it, you can get a tenant. If you have a positive cap rate, you can make any deal cash flow if you borrow cheaper money. And to that extent means that your dividends must be positive.
