CPI is less than the real rate of inflation. You just bound yourself to a metric which is just going to screw you over time. We bought one property for the fund where the tenant, one of the tenants was on a CPI increase. They were paying 85 square meter and the market rate was 120. And so that's what happens on CPI. The tenant falls further and further behind market rent. Great for the tenant. Terrible for the landlord.
