The Difference Between Ten and 20 Units

Danny Cevallos: It can be very difficult to take a larger property and bring it. up to 95% occupancy. You might have to lease 30, 40, 50 units in a larger multifamily to really make significant cash flow differences. The good side is that it can take a properties like that can take a bit of a hit from the market with regards to occupancy,. maybe 5%, whatever's not going to put you under water.

A commercial real estate crash is looking more and more likely in 2023. Rising interest rates, compressed cap rates, and new inventory about to hit the market is making commercial real estate, and multifamily more specifically, look as unattractive as ever to a real estate investor. But with so much money still thrown at multifamily investments, are everyday investors going to get caught up in all the hysteria?
