The pre-sold aspect of things is a little bit tricky because what you're really describing is a form of financing. It's very common if you are a developer before you commit to doing a project that you're going to get it pre-financed by your customers. The thing that I would say on the treadmill to hell issue is I agree with what you're saying. A weird corollary to think about is think about the Bank of Japan because we're talking about transactions and prices. And would you have a market that can, to some extent, be controlled? Usually what you have is prices get controlled and transactions dry up as a result.
