The focus has been continuing to renovate units and we've been increasing the velocity of our renovations. By the end of May, we'll have bought five deals this year, a deal month. We recently expanded to the Dallas, Texas market. And all of the Dallas deals we've acquired so far, there is some type of distress with the seller and their lender.
