GICs are great right now, guys. We've seen an increase in demand and supply for private money at the same time because it's harder to qualify now. A lot of our private lenders right now, I'll send them a deal that I'm pretty sure it could have gotten done six months ago. And like Kyle, it's got a lot of really good deals on my plate.
