How Can You Use Creative Financing to Your Advantage?

I'm very close to becoming 100% consumer debt free. I actually purchased two rental properties within six months of each other this year in 2022. Right now leading up into 2023, my Q1 goal can go either way. If I can land another property by Q1 of 2023, I'd rather purchase another property and let the cash flow pay down that little bit of consumer debt that I have.
