The 1031 exchange is a way to sell an existing investment or rental property that you're expecting to pay taxes on. It's probably one of the only very clear ways to completely avoid the taxes on the sale of a property. The IRS doesn't just give you years and years and years to replace that money. They want you to do it within a specified number of days.
