In 2011, started getting a little better, still sucked. Then 2012, it got a lot better. And then 2013, the deals came back. But the thing about brokerage, and this is true about your business. The principal, the deals come back, but the brokers don't come back as fast. It takes a while for the ranks of brokerage to fill up. You're four, five, six, seven years in the business. Now you're like, I know how to manage pricing expectations. I know how not to get too excited about a deal because I just went through a period where nothing was selling. So there's this giant chunk of your peer competition that's gone.
