How to Screen for Investors

I'm super curious about your, do you have a personal screening process for investors? Do you find that they are like, you know, tire kickers for the most part or is it different because you're in a short term rental market? What is your experience with investors and how do you screen them? I mean, you're going to get tire kickers in every market. And I tell them on the front end, listen, I've got 300 clients and I will go above and beyond for you. But if you're not serious, please don't waste my time.
