What Is an Atmospheric River?
A lot of people because of just, you know, chasing the market downs cap rates got impressed compressed. And so with a maybe a three to five year on the reset, and so now we're seeing a lot of them are underwater if they had to get reset. But as we both know that's regionally very different that can be anywhere from negative 10 to negative 70% depending on where you live. So it's always more nuanced than you think.
