The Real Estate Market Is Set by the Market, Where Do You Get Alpha?
There's almost no such thing as an off-market real estate deal of any consequence. If you're going to buy a $20 million apartment building, the price is set by the market. And so if you aren't in the right asset class, in the right geography, with the right leverage, you did or didn't do great returns. The macro was one, work from home to store the office industry. Then the cycle, or what's happening with the overall high inflation and high interest rates, that's crushing real estate.
