Bernard: I'm a big proponent of having new constructions in your portfolio. The quality of tenant you get is just usually better than what you're getting with the rehabs. New construction also has equity built in if it's done correctly, because you're getting it at a pretty good price point. And as soon as it's available, you already have equity built in that if you wanted to, you could sell it right away.
