When Should You Use Development Financing?

Bridging is useful for the types of projects when you would be best off using cash. If you have a big enough pot of your own cash, it would be far better to just use that cash and not use bridging at all. But there are certain situations when you can't use a mortgage. So i'll run through quickly the main situations where there's the potential to use either cash or bridging. The first of those is an auction purchase. Another really straightforward one is if you're flipping a property. And then there are situations where lenders just aren't interested in taking out mortgages.
