How to Buy a Property That's Reasonably Priced

Ideally, I would like to get something that's reasonably priced can still cash flow and appreciate over the long term. Are you willing to give up appreciation because you might have to buy into a lower priced area where they don't go up as much? The question should be what am I willing to giveup and I look at all the deals that I buy that same way. There used to be cities that I could say, yeah, this city has what you're looking for. This is the only time in my career where I just don't have a city thatI could say is reasonably priced cash flows and will appreciate.
