The likelihood of the kind of price crash we saw back in 2008 is extraordinarily slim. About 70% of homeowners with a mortgage have a mortgage with an interest rate of 4%. As long as supply is constrained, you're not going to see a huge fall off in pricing. And one of the things we'll probably talk about a little bit further is that there is a tailwind in the housing market because we have the largest group of young adults between 25 and 34 in US history.
