The Tolkien estate has never, like no one has owned the whole rights to Tolkien. Every time there was an adaptation, they had to license the rights from the Tolkien estate. The Embrace or Group has now acquired the Tolkien estate or they've acquired the rights to everything. So they own all the rights. They own the books. No, they do.
