Put some sort of language in writing that says you do not give refunds for acts of God or weather that is outside of your control and you are not able to issue refunds for that. You could also put a line in there that says if you are traveling during these months of the year, you may expect to see some extra critters or bugs or mosquitoes around the area. We do our best to keep these at bay and we have routine pest control,. Any pest that do show up are not a fault of the owner and will not result in a refund.
