The Problem With Capital Investing in Commercial Real Estate
In Q1, 2,035 real estate funds were in the market seeking half a trillion dollars of capital. Value add 31% of the fund raising that's out in the market right now,. opportunistic 26% core 15% and debt funds 15%. Only 92 funds closed on 23 billion in capital in Q1 of 23, the lowest since Q1 2013. The problem is most people don't want to do. Most people follow the flow.
