Last week, we spoke about how you don't believe the returns going forward are going to be as good as they've been in the past. It's crazy because these other companies are still in that basket and rates have gone from zero to what they are today. You know, if you think about it, if you got out a while ago and we're holding cash or went into other things, you could have done pretty well.
