The key here is that the selling season started a lot earlier. We had a pretty dramatic drop in mortgage rates in January and that really seemed to pick a lot of folks up off the sideline. And when you look at what NHB is forecasting, they're seeing that the new home demand really is picking up as consumers are saying, hey, I'm accepting these rates. That lack of resupp supply continues to be a stress around the market. So they're very cautious about how they balance putting new inventory on the market.
