The Limitations of Cost Segregation
Mark O'Mara: Bonus depreciation is a tool that the government uses to stimulate the economy. If you go buy a million dollar bulldozer, bonus depreciation is at 50%. That means you get to depreciate 50% of that million dollars in the first year or you get a $500,000 right off in the firstyear. He says there are some limits around that bonus appreciation does start to phase out here in 2023. But cost segregation still makes sense and it's open to any income producing real estate.
